Darkness for me Real Estate is Real Estate. It does not matter to me if it is Malls, Offices, Farms, industrial or Apartment Rentals. If it is under $5 dollars a share and pays a dividend then I am going to buy it.

Btw: RE, food, labor and of course energy are in for paridign shifting changes over the next 20 yrs.

He doesn't need my advice. He is doing well on his own. When the price is low you buy, and when it is high, you sell. It is that simple.

I recouped everything I lost in 2022 plus 30%

So am doing ok.
